ESTABLISH PRIORITIES PEER REVIEW HANDS-ON COMMISSIONING QUALITY CONTROL FUNCTIONAL TESTING POST TURNOVER

ESTABLISH PRIORITIES

Catalyst has provided services to both the Owner and Contractor on a variety of projects. This vast, unique and valuable experience means we understand how priorities are established on both sides of a project. Nothing is more important than focusing vested interests and talents into a collaborative effort because that results in success for all.

PEER REVIEW

To reduce costly change orders during construction, Catalyst starts each project with a detailed design review. With a working knowledge of NIH and CDC guidelines, best practices and equipment limitations, Catalyst reviews traffic flow, control strategies, equipment selections and constructability. The end goal is to leave nothing subject to interpretation with contract documents, clearly defining and conveying scope and intent. Catalyst makes it their priority to not only make sure that the (client’s/your/our client’s) needs have been captured in the design documents, but to make sure the Owner is aware of the capabilities their facility has to offer to their program. This ensures a turnkey transition from construction to acceptance.

HANDS-ON COMMISSIONING

Catalyst’s “hands‐on” approach to not only commissioning, but all technical services, puts us in the field working side by side with the designers, contractors and operators for successful execution. Whether the project is a simple assessment of a specific system or an overall facility, or commissioning in support of LEED Enhanced, Catalyst has the team members and tools to facilitate seamless integration into the construction process.

QUALITY CONTROL

Catalyst conducts routine site visits and inspections during construction with equipment maintenance and accessibility in mind. Site visits confirm installation is in accordance with the manufacturer’s and designer’s documents. If equipment cannot be accessed, it cannot be properly maintained resulting in decreased performance and reliability. Witnessing of selected equipment startups and installation checks ensures the quality control process is established early on and followed throughout project completion.

FUNCTIONAL TESTING

During functional testing of equipment and systems, Catalyst works with not only the contractors and vendors, but also the end‐users and operators so a system’s intended operation is clearly documented, conveyed, and understood for the life of the building. As construction turns to Owner acceptance, Catalyst performs functional testing on equipment and systems leading to integrated testing that crosses over systems and disciplines. For example, a smoke control or manual smoke purge system involves several different systems and disciplines. It is critical that the fire alarm system installed by the electrical contractor, the BMS installed by the controls contractor, and the fire/smoke dampers installed by the mechanical contractor are integrated and functioning in unison. Catalyst would perform functional testing on all equipment and systems to ensure life safety for building occupants.

POST TURNOVER

The true test of a building and its systems occurs as the building becomes occupied and operational. During this period, the interactions between MEP systems become apparent and fine-tuning may be necessary. Catalyst listens to the operators and occupants as their input is critical to this process. Catalyst also supports the warranty phase, helping to identify cause of equipment failures and choose a correct course of action for repairs.
